I'm still holding out for a D&H Challenger, but I would support the idea of the Erie K5. There are a lot of Erie fans from Chicago to New York/New Jersey......probably a better market.    

There is currently a used Max Gray Erie K5 on the market for $2K - just way too much, especially considering they are likely in need of running gear modifications and repaints.  Finding a reasonably priced one might be an impossibility anymore.

The only other alternate I can find is to 2-rail a brass Williams heavy pacific, and then add a considerable amount of detail, including the Elesco feedwater heater.  Although cheaper, it would still be very time consuming to hunt down the detail castings, and scratchbuild all the parts.

In short - I would 100% purchase an accurate K5 with modern running gear.  Happy to buy one in undecorated 'kit' form as well, if such an option is more economically feasible for Sunset.
