Considering 2-Rail, 8'x12' space

I've always considered 2 rail, but in August I visited the Golden Gate Model Railroad Museum in the San Francisco Bay Area. The particular club there I looked at the most was the East Bay Model Engineers Society. It really sparked my interest in 2-rail. Then again their layout occupied half the building! I noticed while planning my 4-rail track plan that what I was doing could be done in 2-rail. 2 mainline tracks using 48" radius curves plus smaller 42" radius and 36" radius curves for my town area. I run Lionel Legacy/TMCC equipment with about 4 locomotives and 1 Legacy R-16 subway set. Would a 2 rail style layout be worth it? I planned on modern day BNSF/UP. So Atlas locos and MTH Premier 2 rail locos would work out. I'd just have to sell all my 3 rail equipment. Keep my TMCC, and get a Digitrax or NCE DCC for control. What's your opinion? I've supplied a picture of my layout from January after I got it as a Christmas gift from my Grandparents. Don't mind the mess it has 1.5" thick insulation foam as a base now. Any help is GREATLY appreciated! Thanks a lot.
