Try tethering the remote to the TIU and see if this still happens. What you're describing sounds like a remote-to-TIU communication issue. If tethering solves it, try reseating the transceiver module in the TIU. If that doesn't fix it, you may have to replace the transceiver. I have a couple of those if you need one.
